Public Services and Procurement Canada (PSPC) is seeking a supplier for a potential lease of approximately 280 to 550 usable square metres of contiguous warehouse or combined warehouse/office space plus one parking space, for an initial lease term of approximately three years commencing on or about January 1, 2027, with two additional one‑year extension options. The proposed space must be located within the tender’s specified road boundaries and must have or be capable of having basic utilities (telecommunications, water, sewer, gas and electricity at 200 amps), electrical outlets throughout, heating to a minimum of 20°C, a minimum unobstructed warehouse ceiling height of 3.05 metres, an overhead loading door at least 2.44 m x 2.44 m, a pedestrian man door, two separate washrooms (which will not be part of the lessee’s usable space), capacity to accommodate an occasional maximum occupancy of 30 people (typical 20), availability of approximately 14 public parking spaces within one block, compatibility of the building and surrounding land uses with the intended use, and the ability to comply with PSPC’s Standards for Leased Accommodation; PSPC may inspect proposed space and may undertake a threat and risk assessment.

This opportunity is most relevant to landlords, property managers or commercial real estate brokers offering contiguous warehouse or warehouse/office units of 280–550 m² within the specified road boundaries who can meet technical requirements (200 amp service, 3.05 m ceiling, loading door, heating, two washrooms) and provide nearby public parking; key considerations include ensuring compliance with PSPC’s Standards for Leased Accommodation, readiness for site inspection and security threat/risk assessment, and confirming building systems can support the stated occupancies.
