Public Services and Procurement Canada (PSPC) is seeking a supplier for a potential lease of office accommodation in the City of Saskatoon consisting of approximately 983 usable square metres of contiguous office space and approximately 50 usable square metres of contiguous storage space (basement storage preferred). The lease is expected to be approximately 10 years beginning on or about December 1, 2029, with a right of early termination any time on or after December 1, 2037 provided at least 12 months’ written notice is given. The proposed space must be available about 48 weeks before lease commencement, be entirely contiguous on one floor within an office or commercial-type building (industrial/warehouse buildings excluded), meet dimensional requirements for efficient use, provide a minimum floor loading capacity of 10.0 kPa for 70 m² of office space, include a dedicated telecommunications/equipment room of at least 9.0 m² (not counted in usable area but included in rentable area), offer daytime cleaning and loading area access, be fully accessible to persons with disabilities, provide acceptable bicycle rack space, have a public transit stop within 600 metres of the main entrance with service intervals no greater than 30 minutes Monday to Friday 07:00–18:00 and an accessible walking route, and be compatible with the surrounding lands and building use. The space must comply with PSPC’s Standards for Leased Accommodation by the lease commencement date; PSPC may inspect the space and conduct a threat and risk assessment.

This opportunity is suited to owners or managers of office/commercial buildings in Saskatoon with a contiguous single-floor plate able to provide ~983 m² office, ~50 m² (preferably basement) storage and a ≥9 m² telecom room. Key considerations include making the space available ~48 weeks before Dec 1, 2029, meeting the 10.0 kPa floor loading requirement for 70 m², being in non-industrial zoning, meeting transit and accessibility conditions, complying with PSPC leasing standards, and accepting potential inspections and a threat and risk assessment; note PSPC’s early termination right from Dec 1, 2037 requires 12 months’ notice.
